Adams Property Group owns and operates a portfolio of multi-tenant shopping centers and self storage facilities. We are aggressively seeking opportunities to expand our holdings. From land for ground up development, to properties that need physical and operational improvements, to stabilized assets, we are always looking for new opportunities. Adams Property Group is a nimble company with access to multiple sources of liquid capital which allows us to close on transactions quickly and easily. We are constantly looking at new ways to creatively structure deals with partners and sellers alike to remain on the cutting edge of the commercial real estate business and to ensure we are able to capitalize on as many deal opportunities as we choose to pursue, no matter the competitive nature of the market.

Property Size: 40,000 SF - 150,000 SF, minimum of 400 units

Acquisition Size: $1,500,000 up to $10,000,000

Occupancy Levels: 70% - 100%

Cap Rate: 6.00% - 9.00%

Well-maintained facilities with little deferred maintenance
Low “Street Rates” relative to area competition
Barriers to entry through zoning, land prices/availability
Value-Add Component through raising rates, land for expansion and better management of delinquencies

Development

Adams Property Group actively pursues ground up and redevelopment opportunities in the retail and self storage sectors of commercial real estate. Our experienced and creative team handles all aspects of development from site selection and initial layouts to rezoning and jurisdictional processes, all the way through design and construction completion. We seek to create attractive and highly functional developments with exceptional visibility, ease of use for our patrons, and with easy and safe means of ingress and egress.

Adams Property Group has a proven track record of efficiently and effectively managing our own properties. We apply the same principles when providing management and leasing services for others, always treating each property as if it were our own. Through our experience in managing and operating our own properties, we are able to deliver proactive advice and strategies to owners to fully maximize the physical appearance and ultimate financial value of their assets. Brokerage

In keeping with our own investment focus, our third-party brokerage process is centered around commercial income producing properties and more specifically multi-tenant shopping centers. With vast experience representing both buyers and sellers, we utilize our own track record in acquisitions and dispositions to underwrite and evaluate each prospective deal as if it were our own. We dig deep into the details, taking the time to understand and educate our clients on the unique aspects of each and every property, regardless of the size of the deal.
