Growing suburban zones around metropolitan areas, including tertiary markets. Primary focus in the Southeast (SC, GA, NC, FL, TN and VA)

Acquisition Size:
$1,500,000 up to $20,000,000

Value Add: 
Needs compelling story/path to value creation

​

Occupancy Levels:
50% – 100%

​

Cap Rate:
Market and deal appropriate

​

Stabilized: 
Great locations with barriers to entry and solid tenants

​

Other Criteria:
Preferred Grocery Anchors include Lowes Foods, Bi-Lo, Food Lion & Winn Dixie

Self Storage Criteria

Property Type: 

Self Storage Facilities, Multi-use Properties, Flex Space, Warehouse Space, Vacant Land

Property Location: Growing suburban zones around metropolitan areas, including secondary & tertiary markets. Primary focus in the Southeast (SC, GA, NC, FL, TN and VA)

Needs compelling story/path to value creation

Occupancy Levels:

35% – 100%

​

Cap Rate:

Market and deal appropriate

Great locations with barriers to entry and solid tenants

Other Criteria:

  • Well-maintained facilities with little deferred maintenance

  • Low “Street Rates” relative to area competition

  • Barriers to entry through zoning, land prices/availability

  • Value-Add Component through raising rates, land for expansion and better management of delinquencies
